Situated in the vibrant Meydan district of Dubai, this luxury residential development is conceived as a contemporary urban landmark
that balances architectural clarity, spatial efficiency, and refined living. The project comprises a ground floor dedicated to parking and
retail, four residential levels, and a rooftop leisure deck with a health club and pool, totaling approximately 9,000 square meters of
built-up area.
The building’s form is generated from the square geometry of the site, expressed through a sculpted massing that softens the rigid
perimeter into a dynamic, multi-faceted volume. This is most evident at the corner, where the structure opens outward, creating a
strong visual anchor and enhancing the building’s presence within the urban streetscape.
A defining architectural feature is the rooftop canopy—an elegant, sculptural structure that crowns the building. Its flowing, wing-like
steel frames introduce a sense of movement and lightness, while providing shaded outdoor amenity spaces. This element establishes a
distinctive identity for the project and reinforces its contemporary character.
The façade is articulated through a layered composition of glass, vertical fins, and projecting balconies. Generous glazing maximizes
natural light and frames panoramic views toward the Meydan Golf Course to the east and Dubai’s skyline to the west. The balconies
are carefully staggered to enhance privacy, create depth, and contribute to the rhythmic expression of the elevation.
Materiality plays a key role in defining both the aesthetic and performance of the building. A palette of durable, environmentally
conscious materials—including high-performance glazing, textured metal screens, and warm-toned cladding—achieves a balance
between elegance and practicality. The vertical louvers provide passive shading, reducing solar gain while adding a refined visual
texture to the façade.
Internally, the spatial organization is structured around a central circulation core, allowing for efficient unit layouts and minimal
circulation loss. This planning strategy maximizes usable living areas and ensures that each of the 36 residential units benefits from
natural light, ventilation, and private outdoor space.
The interior design language reflects a contemporary luxury aesthetic, characterized by the use of marble surfaces, soft neutral tones,
and subtle metallic accents. Double-height lobby spaces create a sense of arrival and openness, while carefully curated lighting and
material contrasts enhance the overall spatial experience. Residential units follow an open-plan layout, seamlessly integrating living,
dining, and kitchen areas to promote flexibility and modern living.
